Ramblings of a Home Seller

With our move to Lubbock coming at the end of April, selling our home in Dallas has become a HIGH PRIORITY! I can’t afford to pay a mortgage on a house in Dallas and Lubbock, so with three weeks to go I’m putting on the full court press. I’ve dropped my real estate agent, and I’m now a ‘For Sell By Owner’ home seller.

I’ve plunged the price pretty low, and listed it with Craigslists.com hoping to get some attention. Hopefully I can get someone looking to get a great deal and soon. In three weeks, I’ve dropped my asking price over $8k and at this point would be happy to find a home buyer that would assume the mortgage with my 5.75% rate.

Now all the ‘stepping out in faith’ talk is really be tested.

    That’s a tough situation. You almost certainly would have been better remaining on board with a Realtor, even if you changed to a different Realtor. However, try these ideas:

    1) Do some web searches and gather the email addresses of 100 local Realtors. Email them the details of your property and offer to pay them 3% Buyers Agent Commission if they bring a buyer.

    2) List it on more web sites. Try Zillow.com, ForSaleByOwner.com, heck, try Ebay.

    3) Most importantly, answer your phone at every call. Statistics tell us that people will call once if they are interested, but not twice. Use http://www.grandcentral.com to get a dedicated phone number for your home sales process. It’s a cool site, it can ring on your home phone, cell phone, and office phone at the same time, and it’s free.
